Ranges reflect typical NYC-area projects from the last 24 months. Your project may fall outside these ranges depending on scope, materials, and building requirements. All quotes are fixed in writing after site visit.

Square footage

The single biggest driver. Bathrooms average $850 – $1,600/sf; kitchens $500 – $1,200/sf.

Material tier

Off-the-shelf cabinets and standard tile land near the low end. Custom millwork and imported stone push the top.

Layout changes

Moving plumbing or gas lines adds $8k – $25k. Removing walls adds engineering and permit costs.

Building type

NYC co-ops and condos need alteration agreements and board approvals. Landmark buildings add another layer.

Permit & filing

DOB permits, expediters, and architects for any plumbing, electrical, or structural work.

Timeline

Fast-track projects (compressed schedule, overtime crews) run 15 – 25% above baseline.

Is the price you quote actually the price I pay?
Yes. After site walkthrough and material selection we issue a fixed-price proposal. The only additions are homeowner-requested change orders, which are priced and approved in writing before work starts.
Do you charge for the initial consultation?
No. The first 45-minute meeting — in your home or ours — is complimentary, including ballpark ranges.
How much do you require as a deposit?
10% at contract signing, then a milestone-based draw schedule tied to inspections. We never collect more than 90% until final punch list is signed off.
Do you finance projects?
We accept homeowner-arranged financing (home-equity lines, personal loans) and we can introduce you to lending partners who specialize in renovation financing.
