Can I stay in the apartment during the renovation?

For phased cosmetic work, often yes — we seal off rooms with zip walls, protect floors and common corridors, and clean daily. For a full gut with plumbing and electrical shutdowns, we recommend moving out for the rough-in phase and give you exact dates up front.

Ask whether the price is fixed and line-item (ours always is), whether it lists the same materials and finishes in both proposals, who pulls the DOB permits and prepares the building package, and what warranty and insurance coverage each contractor carries. A lower bid that leaves out permits, protection or warranty is not a lower price.
