10 Questions to Ask a Bronx Renovation Contractor Before You Hire
A practical checklist for Bronx homeowners comparing renovation contractors — licensing, permits, pricing, timelines, warranties and how the job is run day to day.

Hiring the right contractor matters more than any tile or cabinet you pick. Most renovation problems in the Bronx (blown budgets, stalled permits, work that has to be redone) trace back to questions nobody asked before signing. Use this checklist when you compare quotes for a kitchen, bathroom, basement or whole-home project.
1. Are you licensed and insured, and can I see proof?
Home improvement work in New York City requires a Home Improvement Contractor license from the city's Department of Consumer and Worker Protection. Ask for the license number and look it up yourself. Also ask for a certificate of liability insurance and workers' compensation coverage that names your address.
2. Who pulls the permits?
Plumbing relocation, electrical work, structural changes and many basement conversions need Department of Buildings filings. A good contractor tells you up front which parts of your job need permits and handles the filing. Be careful with anyone who suggests skipping permits to save time.
3. Is the price fixed and written, line by line?
Ask for a written proposal that breaks out demolition, rough trades, materials, finishes and cleanup. Compare scopes, not just totals. 4. How do you handle change orders?
Hidden problems happen in older Bronx homes: old wiring, galvanized pipes, uneven floor joists. Ask how changes are priced and approved. The answer should be "in writing, before the work starts".
5. What does the payment schedule look like?
Payments should follow progress milestones. Be cautious of anyone who asks for most of the money before work begins.
6. Who will actually be in my home every day?
Ask whether the crew is in-house or subcontracted, who the site lead is, and how you reach them. On co-op and condo jobs, also ask whether they have worked with building management and can provide the insurance certificates the board requires. 7. What is the realistic timeline?
A bathroom is usually a few weeks of on-site work. Kitchens and basements take longer, and permit review adds time before construction starts. Ask for a schedule with milestones, not a single end date.
8. What warranty do you offer on workmanship?
